You’ve searched high and low for your perfect home and finally found the property of your dreams. Now comes the next step in finding a place to call home; reserving it. It may seem a little overwhelming at first but thankfully we’ve got the lowdown on all the steps you need to know to make the process simple and stress-free. Simply follow the steps below in their correct order and you’ll be signed up as one of our occupants in no time at all.
Each occupant is to pay an equal amount towards the holding deposit. The value of this is indicated on your rent schedule which we have emailed to you. This takes the property off the market for seven days while you complete the property application form. Please note that a property can only be reserved once the holding deposit and the property application form is received. Your holding deposit can be paid via our website or we can accept a bank transfer.
NOTE: The holding deposit forms part of your security deposit on completion of your Occupation Contract. If you fail to complete the Occupation Contract you will lose your holding deposit. Before you make a holding deposit payment, please confirm with our office that the property you are paying for is still available.
This person will be responsible for managing the deposit and ensuring all information is in place; you should select someone who is organised.
This needs to be a UK resident who will guarantee your rental payments if you fail to make them. Your guarantor will need to provide the following:
Full name
Residential address
Mobile and landline phone number
Email address
A photograph of photocopy of a recent utility bill
A photograph of photocopy of either their drivers license or passport
We cannot complete the Occupation Contract without these documents so they will need to be ready. We require a UK based guarantor for all occupants. If you do not have a UK guarantor, you have several options which could include paying the total rent for the year upfront and only paying a single deposit. You can also pay a double security deposit and pay your rent in instalments.
If you’re unable to do any of the above, please notify us and we will contact the landlord to see what other options may be available. This will be on a case by case basis, depending on the property you choose.
Step 4 Complete the Property Application form (which we require in order to create your Occupation Contract). At this point the property will be reserved for you for a period of seven days. Before the end of this seven day period you will need to sign your contract or the property will be re-advertised.
A guarantor form will be emailed to your guarantors for them to sign electronically along with a copy of the Occupation Contract to read.
You must now pay your full deposit. This is equivalent to four weeks rent minus the holding deposit. This must be paid via our website by following this link or by heading to the tab titled ‘Make a payment’ at the top right of the website. Your deposit will be protected in an approved Deposit Protection Scheme.
Once all signed guarantor documents have been received you will then be required to sign your Occupation Contract which will be emailed to you, for you to sign online. Make sure you check your junk mail.
Congratulations, you’ve just secured your new Varcity Living property and we hope you’ll be very happy in your new home.
