A child flying the nest for the first time to go to university is an important moment in the life of any family. However the time quickly comes for them to decide on a new home for their following year of university education and, as the parents of these students, you want to make sure they end up in secure student accommodation that they will enjoy living in.  

At Varcity Living we offer a wide variety of accommodation with a range of sizes and finishes that are accurately priced for both lower and higher-end budgets. We also have over 15 years of experience in housing students in Bangor, with all members of our lettings team Rent Smart Wales trained and registered. 

All of our properties are thoroughly secured and checked to ensure they meet all current security and fire regulations and Varcity is a member of a number of government-backed accreditation schemes such as NALS, DPS, PRS and SAFEagent. We are on hand to answer any questions you may have to make renting with us a smooth and stress-free experience. 

What do I need to know?

Of course, as parents of students we know that you will be the first point of contact for any and all of your child’s renting queries. As all lettings are inherently different, we want to provide you with as much information as possible upfront, so you can help your child make an informed decision on where they are going to live.

Upfront about unexpected costs

We know that in any walk of life being able to budget well in advance can save you a lot of unnecessary stress. This is no different when you’re renting a house from us. Many of our occupants like to be able to plan their expenditure a year in advance and at Varcity Living we try our very best to ensure there are no nasty surprises by outlining all costs as clearly as possible. For complete peace of mind, we also offer all-inclusive packages whereby all utility bills are included in the rental cost and there are no additional fees for usage. 

We like to plainly outline to our occupants the main expenditure considerations they may need to make and try to facilitate this in any way we can. Our team is on hand to discuss average usages and costs for any property, and we actively encourage prospective occupants to engage with our current occupants to get to know what usages they can expect when they move in. We endeavour to make all our occupancies as straightforward as possible and as such we clearly outline each of the following prior to the commencement of any occupancy: 

  • Rental cost; when it has to be paid and how to pay it 
  • Cost of utilities and how to pay them 
  • Cost of replacing any damaged item

Security and safety

Leaving home for the first time can be a little daunting for both new students and the parents of those students, but with Varcity Living you can feel reassured that your loved one is in safe hands. 

Our properties are thoroughly secureand are regularly checked to ensure they meet all current security and fire regulations. The majority of our properties are fitted with full 5lever UPVC locks on both windows and doors, giving you all the confidence you need when you leave the houseSeveral of our select properties come with CCTV security and possession insurance included within the rental cost, however in the majority of our propertiestenants must insure their own belongings. 

Regulations and safety checks

The safety of all our tenants is vital to us and we carry out periodic inspections to ensure our properties are safe and well maintained. All properties have annual Gas Safe certificates and periodic electrical certificates. Where applicableHMO licenses are in place. 

Rental guarantors

Any student tenant that chooses to pay their rent in installments will require a UK guarantor. A guarantor is someone who agrees to pay the rent for a property in the event of the tenant failing to do so. By agreeing to be a guarantor they are also agreeing to take responsibility for any unpaid rent or damages caused by the tenant. They will need to sign the tenancy agreement so this is a legal responsibility. 

The bookings process

In order to secure a Varcity Living property we have a simple, five step process for you to follow. 

  • View a home that you like the look of on our website and watch the available Video Tour if the property has one. Once you have decided you like the look of the property then get in touch with us through the Contact page and give us details of the property you wish to view.
  • Attend a Virtual Viewing with a member of our Sales team, who will take you on an online tour of the property, providing valuable insight and answering any questions you may have. After this point you can then attend a physical viewing if you wish to.
  • Register your interest in the property by submitting a Tenant Details Form. At this point you should also provide details of a UK guarantor, if applicable.
  • Pay a security deposit. The penultimate step in securing your home; details of this can be found on our FAQ’s page.
  • Finally, you must sign a legally binding tenancy agreement, details of which can be found on our FAQ’s page.
Reporting a problem

Varcity Living believes in providing a prompt and exemplary service to all its tenants. Our dedicated team of tradespeople are on hand at all hours of the day to answer any questions or help with any problems that may ariseFurther, our knowledgeable in-house team are on hand to help with more general issues – such as losing keys or power cuts – and to provide any advice about a variety of student housing issues. Our online maintenance portal also allows you to quickly log and report any maintenance issues and concerns 24 hours a day.
