How do we work?

The first stage of working with us involves our creation of a detailed property appraisal and asset management plan for each landlord so we can propose rental guarantees and fees.

You would also be introduced to our local property portfolio to give you an understanding of the high standards we maintain, the rent we achieve and the return you can expect. If you are happy, which we are confident you will be, we will provide a full contract that confirms what we will do and when and,most importantly, what you can expect in rental return.

What our management service includes:

  • Inventory creation
  • Replacement values for all items
  • Tenancy creation
  • Collection and securing of deposits
  • Collection and remittance of rent
  • Conducting of periodic property inspections
  • Provision of regular rental statements
  • Management of all compliance certification, e.g. gas, electricity, water, etc
  • Advice on HMO licensing and other regulations as required
  • Dealing with emergency and planned maintenance
  • Providing an annual report that highlights any maintenance or improvements required.

What do we charge for our service?

Management fees are normally based around 10 - 15% of gross rental income but this is dependent on the condition of the property and the work required. This does not include utilities’ costs for all-inclusive rental contracts. Varcity Property Management also offers discounted packages for management of multiple properties.
